L&Q - Carlton Terrace

United Living has been appointed by L&Q to carrying out External works to Carlton Terrace Estate in Forrest Hill since late 2016. The External works are being carried out to 4 separate terraces which include 3 storey split level maisonettes blocks.

All residents of the lower maisonettes and houses remained in occupation throughout, but due to the extensive disruption of the balcony terrace and rear wall renewal works residents of the upper maisonettes were decanted for the duration of works to their home. L&Q had 5 properties available for decant, therefore works to the upper properties was carried out across 3 phases, each of three weeks. The works carried out at Carlton Terrance Estate have included:

  • Renewing waterproof covering to 2nd floor terrace deck
  • 2nd floor rear elevation wall removal and renewal
  • Cavity tray works
  • Replacement PVCu doors & windows (2nd floor rear)
  • Damp remediation works to ground floor properties effected by water ingress includes:
    • ­Replacing ACM ceilings with new plasterboard/ skim
    • Replacement kitchens & bathrooms ­ - Coordinating works with L&Qs appointed gas team in relation to boiler de- and re-commissioning aligned to work ­ - Lower level flats require general redecoration following water ingress issues
  • High level (scaffold) access to rear elevation to undertake the works
  • Temporary roofs to ensure rear elevation properties protected
  • Asbestos Removal.
