Gloucester Terrace

Following a competitive tender exercise, United Living was appointed by Westminster City Council to carry out the proposed works for the design and construction of 3x two bedroom basement dwellings at Gloucester Terrace.

The works comprised of: • Structural improvements to the existing suspended timber floor and existing load bearing walls. • The formation of new openings in party walls. • Excavating to reduce the levels to install a new solid concrete floor slab. • Modifications to the existing below drainage system. • The installation of a tanking membrane to the floor and existing walls. • Installation of new insulation to perimeter walls and floors. • The formation of new windows / lightwells to the rear of the properties. • The provision of new steel staircases to the front lightwells. • Works to make good / upgrade the base and walls of the lightwells. • The formation of new window openings. • New windows and doors • Provision of new water, gas and electrical supplies to each property.
• Upgrade and reconfiguration of the existing gas supplies to neighbouring properties in the building. • The modification of existing services serving the accommodation above to relocate them between the joists wherever possible. • The installation of acoustic insulation between the joists and lining with a fire resistant board to provide adequate separation with the accommodation above. The installation of new suspended plaster ceiling to form a services void above. • New internal partitions to suit. • The installation of all new services - above ground drainage; heating and hot water; ventilation; small power; lighting; smoke and heat detection; and TV aerial. • Internal joinery including doors, skirtings and architraves. • Floor and wall finishes throughout. • Installation of bathrooms and kitchens.
